New Enhancements Now Available:

Property Expenses Widget for Second Mortgage Loans

  • For second mortgage (additional loan) scenarios, the Property Expenses widget now displays the borrower's First Mortgage P&I separately alongside the Subordinate Lien P&I, matching the URLA 1003 layout. DTI calculations now use the existing mortgage payment from Property Expenses rather than Liabilities, preventing double-counting of escrowed taxes and insurance.

Refinance Type on URLA 1003

  • The Refinance Type section on the URLA 1003 now populates consistently based on AUS results (Fannie Mae DU or Freddie Mac LPA) when available, or standardized cash-back logic when AUS is not present. HELOC, HELOAN, and VA refinance scenarios are handled explicitly, ensuring agency-compliant 1003 generation.

HELOC Draw Amount on URLA 1003

  • URLA 1003 Section L4.I now supports both HELOC Initial Draw at Closing and HELOC Total Credit Limit fields, ensuring accurate borrower cash, CLTV, and TLTV calculations for home equity line of credit loans.

Date of Birth for Non-Borrowing Entities

  • A Date of Birth field has been added to the Non-Borrowing Entity (NBE) settings. This field is available as a dynamic field for forms and documents, and can be used in expressions for checklists and automated actions.

Checklist Fee Display

  • Checklists can now display detailed fee information used in calculations. When checklist item values are too long, a "View Result" button appears to show the full details in a modal window.

Pipeline Date Columns

  • Closing Date and Anticipated Closing Date are now available as column options in the Pipeline configuration, making it easier to track closing timelines directly from the pipeline view.

APN Number Field and Dynamic Field

  • The Assessor's Parcel Number (APN) field has been added to the Property and Loan page under Appraisal Info, along with a corresponding dynamic field for use in closing documents and forms.

Dynamic Fields for Texas Riders

  • New dynamic fields have been added for Texas-specific closing documents, including Net Tangible Benefit Cash Out, Texas Purchase Money Condominium Rider, and Texas Purchase Money Planned Unit Development Rider checkboxes that auto-populate based on loan and property characteristics.

Flood Insurance Display Logic

  • Flood Insurance handling has been improved for loans where escrow is not applicable (such as HELOC or Home Equity loans). The system no longer displays flood insurance as escrowed for these loan types, ensuring accurate fee and disclosure presentation.

Document Editor Default Formatting

  • The document editor now defaults to Arial 11pt font for all new content, ensuring consistent formatting across disclosures and forms. The ambiguous "default" font and size options have been removed.
